How does the Exclusive Bid Sale work?

If you are interested in bidding,  you will register for a bid package which will include all of the due diligence items you need to purchase a unit.  To submit a bid, you will need to provide a bid submission sheet with the unit you are interested in, along with certified funds in the amount for $10,000.

Should you be a winner, the funds will go towards the initial 10% deposit of the home. Should you not be a winner, the check is 100% fully refundable. All bidders will need to provide a pre-qualification letter or proof of cash funds in order to submit a bid. Given this is a limited opportunity for 10 units only, we ask serious buyers to put their best foot forward for the unit(s) they are interested in. Upon the bid deadline, 12PM EST on November 16, the sales team will review the bids and announce the winners.

Upon notification of winning, you will be required to DocuSign the seller's approved Purchase & Sale agreement by 6:00pm that evening, and deliver or wire the balance of 10% deposit (less the $10,000) by noon EST the following day November 17, 2023.

What if I want to bid on more than one unit?

You can certainly bid on more than one unit; however, you will need to provide multiple bid sheets - one for each unit. You will only be required to provide one deposit of $10,000. One of the reasons why we ask for the preference sheet is to understand buyers' first through fourth choices in the case of bidding on multiple units.

What if I am interested in a larger or different unit?

We do have other inventory including larger units that we are happy to show and discuss pricing on 11/20/23 after this program has concluded.

Will the minimum bid pricing remain for units  after November 16?

No-this is an incredible offering for a limited select 10 units only. 

Are you participating with brokers?

Yes, we love our brokerage community and are offering 2.5% co-broke for each of these 10 units. Bidders are required to provide their broker on the broker submission sheet when submitting their bids to make sure they get credit for the sale.

What is the estimated closing date if I win?

Closings will be on or before December 29,2023.
